Sustainable, High-Quality Industrial Workspace on a Regenerated Brownfield Site
Commissioned by JLL, this £10–15m development delivered 15 new-build commercial and industrial units across two phases on a previously under-utilised brownfield site. The scheme provides flexible, modern accommodation for a range of businesses and was completed to a BREEAM Excellent standard, supporting strong environmental performance and long-term operational efficiency.
Craddys were appointed across all RIBA stages, providing a balanced civil and structural engineering service for both phases of work. Our scope included the design of mono-pitch steel portal frame units, detailed cut-and-fill modelling and value engineering of the foundation strategy to suit variable ground conditions. Civil engineering responsibilities covered the full drainage and external works design, along with the development of off-site highway improvements and liaison with the local highway authority to secure approvals.
Craddys worked closely with the wider design team to coordinate cost-effective, buildable solutions that maximised developable floor area while responding to site constraints and sustainability objectives. The completed scheme delivers high-quality industrial space that enhances the commercial offer of the wider estate.
