Modern Workspace on a Regenerated Industrial Site
Commissioned by JLL, this development created two new terraces of commercial and industrial units on a vacant plot within an established industrial estate. The scheme was designed to provide flexible, modern workspace suitable for a range of occupiers, with end users including Mercedes-Benz.
Craddys were appointed for full RIBA stages, delivering a balanced civil and structural engineering role from concept through to construction. Our work included detailed assessment of the existing private stormwater network, flood risk evaluation and the development of a robust civil strategy suitable for the site’s legacy drainage constraints.
The structural design comprised mono-pitch steel portal frame units with independent mezzanine office pods, supported by piled foundations to address variable ground conditions. Craddys coordinated closely with the wider design team to optimise frame geometry, integrate services and ensure efficient fabrication and erection processes.
The resulting scheme provides high-quality, adaptable industrial accommodation, supporting continued economic activity within the estate and enhancing the site’s long-term commercial value.
