The Building Safety Act – Identifying Safety-Critical Elements in Your Project 👷‍♀️🦺

Week three of our Building Safety Act series is here! This week, we’re tackling a crucial question:

⚠️ What Makes an Element “Safety-Critical”? 🏗️

A Safety-Critical Element (SCE) is any part of a building whose failure, omission, or incorrect installation could lead to serious injury or fatality.

Examples include:
Fire doors and compartmentation
Structural fixings and connections
Balcony supports
Cavity barriers
Cladding systems

In High-Risk Buildings (HRBs), these elements must be rigorously scrutinised through Independent Inspections. However, in Non-HRBs, they are often not independently inspected—creating a gap in safety measures that can have devastating consequences.

The solution? Identify and properly manage Safety-Critical Elements in all projects, regardless of classification. Every building deserves the same standard of safety for its occupants.
