Transforming a Landmark Building into High-End Office Space

Commissioned by Bramden Investments this ambitious project involved the extension and full refurbishment of an existing commercial property to create contemporary, high-quality office accommodation in the heart of Douglas. The development combined the retention of the existing steel sway-frame structure with a vertical extension and substantial rear addition to maximise usable floor area.

Craddys were appointed to deliver detailed civil and structural engineering services, including the design of the substructure, below-ground drainage, and the new structural framing. A comprehensive loading analysis verified that total loads in the new configuration did not exceed the original design parameters, helping to mitigate long-term settlement risk.

Given the limitations of the existing structure, a revised stability philosophy was developed to transfer lateral loads into a new braced frame system. With a fully glazed façade and tight deflection tolerances, the completed building now provides a striking, light-filled workspace that showcases both architectural and engineering precision.
