Flexible Modular Workspace with Advanced Cold‑Rolled Design
The Innovation Hub provides 420 m² of flexible office accommodation within a self‑contained three‑storey building at the Science Park. Designed to support a range of tenants, the building combines off‑site manufactured modules with contemporary architectural features, including a cantilevering first‑floor balcony and a fully glazed façade. The scheme promotes sustainable travel and low‑carbon operation, incorporating rooftop PVs, covered cycle parking, showers, and close links to MetroBus services.
Craddys were appointed to deliver full civil and structural engineering design services through to RIBA Stage 6. Our role included engineering the bespoke modular frame using cold‑rolled steel sections, pushing typical cold‑formed design limits to achieve the building’s distinctive projections and terraced floorplates. Off‑site manufactured modules were coordinated to arrive partially fitted out, supporting an efficient construction programme.
Key challenges included ensuring overall stability of the irregular floor layout, integrating mechanical ventilation with openable glazing, and designing internal flexibility so each floor can be subdivided without compromising acoustics, building services, or structural performance. Craddys’ coordinated design enabled a clean, modern, and adaptable workspace for future tenants.
